Vestal sits south of the Susquehanna River, across from Binghamton and Johnson City. It is home to Binghamton University (SUNY Binghamton) — the largest employer and institution in the area — and it has a different character from the Triple Cities proper. The Vestal Parkway (NY-434) corridor has newer commercial development, and parts of Vestal were developed later than the older Binghamton neighborhoods. But Vestal also has older residential streets, the Vestal Hills area, and a significant rental property market near the university campus.
Rental properties near Binghamton University are a consistent source of bat and wildlife calls. Older homes converted to student rentals often go years without inspection or maintenance. Bats get in, students hear things, landlords eventually get called. We work with both property owners and management companies in the Vestal area.
Student rentals near Binghamton University — particularly the older homes on Murray Hill Road, Old Vestal Road, and the streets adjacent to campus — frequently have untreated bat issues. A landlord who does not live on-site may not hear the colony, and tenants may dismiss the sounds or not report them. By the time we get called, the colony has been there for years and the guano accumulation requires full attic restoration. Property managers: get ahead of this with a pre-lease inspection. We work with property management companies throughout Vestal on a routine basis.
Not all Vestal wildlife problems are in older homes. Raccoons are opportunistic and will find entry points in newer construction — roof vent caps, ridge cap gaps, and weak points in vinyl siding. The Susquehanna River wildlife corridor runs along the southern edge of Vestal and feeds raccoon populations throughout the town. Chimney caps on newer homes in Vestal Hills and along Choconut Creek are often missed during original construction.

Yes. We work with individual landlords, property management companies, and homeowner associations throughout Vestal. We can coordinate access with tenants, provide written reports for insurance or code compliance, and schedule work around lease cycles when needed.
The newer post-1990 homes in Vestal are generally lower risk than the older Triple Cities housing stock. But any home with attic access points, roof vents without intact screening, or chimney without a cap is a candidate. We inspect newer Vestal homes regularly and do find colonies — especially in homes near wooded areas along Choconut Creek and the Susquehanna corridor.
